Members will find two Resolutions on the Website. The first, dated 6-15-2012, and a revision of the Covenants updated the declarations and policies to meet the extensive requirements dictated primarily due to the 2011 Texas Legislative session. These covenants are dated 2015 and (with amendments) are the current declarations for the community. The second Resolution, dated 9-27-2026, was filed with the Nueces County Clerk 10-01-2026. The complete update of the declarations will also require changes to the Covenants and Bylaws and must be approved and adopted by a 2/3 vote of the membership …(planned to be completed in conjunction with the Annual Membership Meeting early next year (2027). The majority of these policy and declaration changes are dictated by changes to Texas Code and Law resulting from the Legislative Sessions every other year and are not discretionary. This update also provides an opportunity to clarify the ambiguity in some of the areas of our existing declarations.
The Board of Directors approved the policy changes that were dictated by law and within the authority of the Board to address and approve since the 2011 Legislative Session.
